Is everyone ready for back-to-school? I think I’m hearing collective groans from the kids and cheers from the parents! I particularly like the month of August, because it means the holidays will soon be here! The arrival of August means we are in the home stretch to the end of 2022!
We wanted to take a moment to extend our prayers and deepest sympathies to Karen’s family, as they held the Celebration of Life for Karen’s father, Derek Clarke, on the last weekend of July. Mr. Clarke passed away in November 2021 and is greatly missed. We are thankful for our supportive community and the many well-wishes that have been extended in the last few months. We also wanted to thank everyone who took advantage of our 1st Annual Sip & Shred in July. It was fun to visit with the community, share a beverage, and provide a way for everyone to declutter and safely dispose of unwanted documents. We look forward to doing it again in the
future!
As we discussed last month, average prices per square foot are the indicators that telegraph the state of the market in Fountain Hills. Active listings per square foot would be the first to be impacted in a softening market. As of July 21st, price per square foot was $436.36 which was up 1.5% from June, and down 1.4% from May. Pricing remains strong, despite fewer buyers and increased listings.

A slight uptick in days on market, and a slight softening in the number of closings each month all suggest that buyer interest is falling off. However, it’s not enough to significantly impact home values in Fountain Hills…yet. That may change in the coming months, but we won’t know for sure until the data tells us so.
